The Average Cost of Rent in Every State

The pandemic has had a dramatic effect on almost every aspect of the U.S. economy, including the price of rent. In many cases, rents have dropped, as landlords attempt to appeal to renters whose incomes have also been impacted, though housing values have continued to rise.

To find the average cost of rent in every state, GOBankingRates used Apartment List’s monthly rent estimate data, which uses data from the Census Bureau and extrapolates median rent data forward to the current month using a growth rate calculated from their listing data. We looked at several types of units: studios, one-bedroom, two-bedroom, three-bedroom and four-bedroom units, and an “overall” figure. In states like Alabama, Texas and West Virginia, it’s still somewhat affordable to rent a single-person studio. In most states, however, assuming that people will share a multi-bedroom home, it may be cheaper to rent a three- or four-bedroom home.

Methodology: To find the average cost of rent in every state, GOBankingRates used Apartment List’s monthly rent estimate data, which extrapolates median rent data from the Census Bureau forward to the current month using a growth rate calculated from their listing data. Averaging the monthly rent estimates for all unit types overall, studios, one-bedroom, two-bedroom, three-bedroom, and four-bedroom units, GOBankingRates found the 2020 average typical rent for units of each type in every state. All data was collected on and up to date as of March 31, 2021.
