While there’s no one-size-fits-all perfect city for retirees, some cities offer more for retirees than others. Excellent and abundant medical care, affordability, walkability, low crime, mild weather, and plenty of senior living options all make for a great city for retirees over 80.
After polling several real estate and finance experts, these options emerged as the best cities for retirees over 80.
Sarasota, Florida
- Average home price: $420,611 (Zillow)
While housing in Sarasota costs a little more than the national average, median home prices have dropped nearly 9% over the past year, making it far more affordable.
“Sarasota remains one of America’s top retirement communities, cited for its warm climate, robust healthcare and cultural offerings,” observes real estate agent and investor Jacob Naig. “It features a vibrant arts community and housing options ranging from condos to assisted living, for a mix of independence and higher-care levels when necessary.”
Sure enough, Sarasota ranks fourth on U.S. News and World Reports list of best cities to retire.
Des Moines, Iowa
- Average home price: $211,280
Des Moines has stayed off the radar as a retirement haven, which has kept home prices 43% below the national average. Even so, more retirees have started paying attention, as evidenced by its ranking on U.S. News list.
The city has invested in health care, with hospitals like MercyOne and UnityPoint Health providing strong geriatrics and cardiology. Affordable housing, low crime and strong neighborhood networks help families keep aging parents nearby.
“I helped one client’s mother, 87, downsize from a four-bedroom home to a single-level ranch closer to her family in Des Moines,” adds Naig. “She not only reined in her expenses, but now has easier access to medical care and daily support.”
Huntsville, Alabama
- Average home price: $282,906
Another hidden gem, Huntsville has also maintained affordable housing and a community feel. The balmy weather doesn’t hurt either — U.S. News lists the average winter temperature as 47 degrees, with summers averaging 78.
The city ranks eighth on U.S. Newss list, which doesn’t surprise real estate expert Adam Hamilton of REI Hub at all. “Retirees over 80 like its smaller population size, affordability and calmer atmosphere.”
Lancaster, Pennsylvania
- Average home price: $377,558
Hovering around the national average for home prices, Lancaster offers more than just old fashioned charm.
Pennsylvania doesn’t tax retirement income, and Lancaster enjoys low crime rates. Located in the heart of Amish country, it also maintains a strong sense of history and community.

Have more money to spend, and want an upscale retirement experience? Scottsdale remains a hub for well-heeled retirees.
It features plenty of golf courses and nearby hiking trails, with mild winters to help you take advantage of them. But it especially shines for healthcare and assisted living communities.
