The cost of just about everything these days is up: groceries, utilities, insurance, and of course, housing. It’s no surprise to anyone that the age-old American dream of buying a home has gotten quite expensive over the past several years. 

According to Zillow, the typical home value in the U.S. stands at $362,481 as of July 31, 2024. This figure represents a 3.3% increase in overall home values over the past year and a stark contrast compared to the typical home value of just $253,158 at the onset of the COVID-19 pandemic in March 2020. Overall, the price of a home in the U.S. has increased by 43.2% over the past four years.

At the same time, stubbornly high mortgage interest rates aren’t making matters any easier for buyers. The Federal Reserve Bank of St. Louis reported that the 30-year fixed rate mortgage average in the U.S. currently hovers at around 6.35% as of August 29, 2024. While the interest rates are down from pandemic highs of around 8%, they still make buying a home much more expensive. 

While this is a tricky time for prospective homebuyers, sellers have a serious advantage in the current housing market.
