In a ho-hum past year for home values in the U.S., many East Coast cities bucked the trend.
From Maine to Florida, dozens of locales blew past the average U.S. value increase of 0.23%. Many also left the average U.S. increase over the past five years — 38.5% — in the dust.
If you’re looking for homes in East Coast states that are likely to keep or exceed their value, GOBankingRates has compiled lists of the top performers, both year-over-year and since 2020. GBR’s analysis is based on Zillow’s October 2025 data.
Read on for a top-five list for each East Coast state. The analysis includes year-over-year value increases as high as 11.6% and five-year boosts as high as 118%.
Connecticut
Twelve Connecticut cities saw home value growth of 70% or higher over the past five years. That includes Waterbury, which cooled to 2.8% growth over the past year but still posted a 91% gain since October 2000. Two of GBR’s top five Connecticut locales posted double-digit growth since last year.

Delaware
Of the 18 Delaware cities that qualified for GBR’s study, 14 saw home value growth of 40% or higher over the past five years. Nine showed growth of at least 3% since last year, with Claymont leading the way at 7.4%.

Florida
Palm Beach’s staggering 118% home value increase since 2020 far outpaced any of the other Florida locales in GBR’s analysis. Two Sunshine State cities posted growth of 3% or more since October 2024.

Georgia
Fifteen Georgia cities posted home value growth of 60% or higher during the past five years. A dozen spots saw a boost of 3% or higher since last year, with Hull’s 5.4% leading the way.

Maine
Among Maine cities in GBR’s study, Skowhegan led the way with an 84% bump in home value since 2020. It was one of seven Maine locales that topped the 60% mark. Skowhegan also posted the second-highest growth since last October, with a bump of 5.3%.

Maryland
Of the nine Maryland locales that qualified for GBR’s study, six posted home value increases of 40% or higher over the past five years. Two saw 3% increases in value just since last October. Princess Anne led the way with a 3.2% boost.

Massachusetts
Five cities in Massachusetts topped 60% in home value growth since 2020. There were also five locales that topped 4% growth since last October.

New Hampshire
Among New Hampshire locales, Berlin saw nearly 100% home value growth since 2020 but didn’t make GBR’s top five due to a cooler stretch since last October. Eleven New Hampshire cities saw growth of 4% or higher since last year.

Two of the New Jersey cities in GBR’s top five — Lakewood and Ventnor City — posted home value increases over 90% over the past five years. South Orange saw the biggest boost since last October, at 8.5%.

Among New York cities that qualified for GBR’s analysis, Dix Hills saw the second-highest home value growth since October 2024 (10.4%) and the fourth-highest growth since 2020 (70%). Dix Hills is one of four New York locales that saw at least 70% growth over the past five years.

North Carolina
Seven North Carolina cities saw home value increases of greater than 4% over the past year. That includes Pinnacle, which led the way with a 5.5% boost. Over the past five years, 13 Tar Heel State locales saw value increases of at least 60%.

Rhode Island
Narragansett, a summer resort town in southeastern Rhode Island, saw the state’s highest growth in home values both year-over-year (9.2%) and over the past five years (73%). Narragansett is one of four Rhode Island locales to show 7% growth just since October 2024.

South Carolina
Hilton Head Island posted a 77% increase in home values since 2020, tops in the state. Since October 2024, Columbia and Spartanburg — two cities that didn’t make GBR’s top five — were the only two South Carolina locales to exceed 5% growth.

Highland Springs paced Virginia cities with 62% home value growth over the past five years. Since October 2024, Crewe has led the way with a lofty 13.6% jump.

Methodology: GOBankingRates looked at the 7,500 largest housing markets in America, according to Zillow, that also had a 1-year and 5-year percent change in home value above the national average. GOBankingRates then looked at these factors across every state. The 1-year and 5-year percent changes in home values were scored. The places had to have an October 2020 home value above $100,000. Zillow’s October 2025 data was collected Nov. 17, 2025.
