Although the end of the year is rapidly approaching, it’s not too late to sell your home before 2025 — but it’s important to act quickly. 

According to Jenna Stauffer, global real estate advisor at Sotheby’s International Realty, November can be a great time to list your home — here’s why.

Reasons November Is an Opportune Time To List Your Home for Sale

There are several reasons why you should list your home in November, particularly if you live in a state with mild winter weather.

“This is when ‘snowbirds’ begin migrating south for the winter, often renting or staying in vacation homes,” Stauffer said. “In places like Florida and Arizona, this marks the beginning of high season, bringing a wave of potential buyers actively looking for homes.”

Even if you don’t live in a warm weather winter destination, November can still be a great time to list.

“There’s a common misconception that the holiday season isn’t the right time to sell, which often leads to fewer listings on the market — something that actually benefits sellers,” Stauffer said. “With less competition, your listing may get more attention from serious buyers.”

Keep Your Local Market in Mind

In some markets, any time will be a good time to sell — including November.

“It’s important to remember that the housing market is highly localized, with different peak seasons across regions,” Stauffer said. “However, if your home is in an area with limited inventory and it’s priced correctly, any month can be a great month to sell. Low supply and high demand will give sellers an edge.

“Also, we’re currently in a unique housing market,” she continued. “Many areas are still facing low inventory, and overall, we’re short millions of homes nationwide.”

How To Sell Your Home by the End of the Year

If you want to list your home in November and sell it by the end of the year, Stauffer offered a few tips.

Price It Right

“Pricing your home correctly is key in this market,” Stauffer said. “Overpricing can lead to [more] days on the market, while competitive pricing can drive immediate interest and possibly even multiple offers.”

Pay For Professional Photography and Videography

This is an added expense, but it will likely pay for itself.

“High-quality photos and videos grab buyers’ attention online, where most searches begin, and help your home stand out,” Stauffer said.

Play Up Your Home’s Warmth and Charm

“Add subtle seasonal touches to create a cozy, inviting atmosphere — think soft lighting, seasonal scents like cinnamon or pine, and warm accents [like] a welcoming wreath or string lights on trees,” Stauffer said. “These small touches help buyers picture themselves celebrating the season in their new home.”
