Not so long ago, $1 million seemed like an astonishing home value, something that most Americans could never dream of paying without ridiculously high salaries.
Yet real estate continues to rise, showing little sign of dropping in value, and now places that might have once seemed sleepy and up and coming are home to properties netting $1 million and more. For example, in Jupiter Island, Florida, which has a population of less than 1,000, the average home value is almost $10 million.
To find 100 small U.S. cities where the homes are worth $1 million or more, GOBankingRates included all cities, excluding the 60 largest metros, with 2024 average home values above $1 million. Smaller cities wouldn’t be expected to have such high home values, yet many of these cities have coveted natural beauty, amenities and other appeal that draws people to their unique locales.
While one may expect a state like California to be on that list, states such as North Carolina, South Carolina, New Jersey and Wyoming had a surprising number of showings.
