Some places in the U.S. are still fairly affordable even amidst rising costs. The Missouri Economic Research and Information Center found that the cheapest states to live in include Oklahoma (1st), Mississippi (2nd), Alabama (3rd) and Missouri (4th). The most expensive area is Hawaii followed by Massachusetts, California and Washington D.C.

A recent Realtor report unveiling the 10 most expensive ZIP codes found that seven are, in fact, in California. Considering the overall cost of living index in the state is 141.6 (as measured up against the national average of 100), this isn’t too shocking.

But where precisely are these most expensive ZIP codes? Here’s what Realtor found.

Results Overview

The Realtor study found that seven of the 10 ZIP codes are on the West Coast in California, but the other three are on the East Coast — two in New York and one in Florida. Even in the least expensive location (Malibu, California), the median home listing price is still nearly $6 million. And in the most expensive location (Fisher Island, Miami Beach, Florida), homes are nearly double that.

Here are a few other key statistics:

  • In Fisher Island, the top 10% of most expensive listings are around $35 million.
  • In Newport Coast, the top 5% of most expensive listings are north of $50 million.
  • In Bridgehampton, the top 1% of most expensive listings sits at $59 million.
  • Online-viewing interest for homes in places like Malibu and Bel-Air have both dropped from their 2024 peak by 46%.
  • Beverly Hills is one of the biggest luxury markets with 242 currently active listings.
  • The median square footage of homes in Rancho Santa Fe is 6,711 (roughly four times larger than the country’s median square footage).

Notably, these prices are for ultra-luxury ZIP codes and only account for about 0.1% of the entire U.S. housing market. As per July 2025 Census data, the median sales price of new homes is $403,800, which is $109,400 lower than it was a year prior.

So, while luxury homes are out there, don’t be deterred by these incredibly expensive options. Even in the most expensive ZIP codes, you may find more affordable homes. When in doubt, consult a local realtor to find out what’s available in your budget.
