ChatGPT can be a handy tool for helping non-writers craft a captivating email, LinkedIn post or even real estate listing. We got permission from Cari McGee, a realtor in Kennewick, Washington, to ask ChatGPT to evaluate one of her listings and make suggestions for improvement.
Here’s how the listing read: “This cul-de-sac neighborhood with vacant land behind means peace and quiet while you enjoy this home! All on one level, with three bedrooms, two bathrooms and a large two-car attached garage, it’s laid out ideally for enjoying every bit of life Kennewick has to offer. Plus, off-street parking as well and a shed in the backyard for extra storage! Situated near the Kennewick Library, the Southridge Sports Complex and near Highway 395, it’s centrally located, too!”
The listing included a bullet-pointed list of features, which we also entered into ChatGPT.

First, it praised the strengths:

Then, it provided tangible feedback for improvements:
Lead with lifestyle, not logistics. Buyers connect with how life feels in the home before they care about the specs.
Group features into themes. Instead of a long list, cluster them under lifestyle categories:
- Comfort and convenience: Single-level living, spacious two-car garage, washer/dryer and fridge included.
- Outdoor living: Fenced backyard, patio, storage shed, RV/boat parking.
- Prime location: Near schools, parks, shopping, dining, golf and freeway access.
- Highlight move-in ready appeal. Mention that appliances are included upfront — it’s a selling point for first-time buyers or downsizers.
- Punch up the flow. Right now it’s a little list-heavy. Break it into shorter, buyer-friendly sentences and add some lifestyle cues.
It shared a revised version of the listing, but it wasn’t in MLS-listing style. With additional prompting, it provided a tight, MLS-style listing, with four options for a first-line “hook” that shows up in MLS previews.

A Realtor’s Thoughts
McGee shared her thoughts on the listing. “ChatGPT’s version isn’t bad, but it’s also not great. It feels pretty generic and bland to me,” she said.
Admitting that the initial property description may not have been her best work, she said it still showed love and appreciation for the area that the AI didn’t convey.
“We used ChatGPT to write a few property descriptions a year or so ago, but stopped doing it for this very reason,” McGee concluded. “The words felt lifeless. Every home and street has a vibe, and ChatGPT didn’t do a good job of getting that across.”
