Ryan Zomorodi, a real estate investor and co-founder at Real Estate Skills, said that November can be a good time to sell your home, particularly because of reduced competition and the presence of serious buyers. “Many sellers wait until the spring market, so fewer homes are available in November,” he said. “This lower inventory can benefit sellers, making their homes stand out more and play to the market’s competitive nature.”

Zomorodi said that buyers looking for homes in November often have pressing needs to move. He said that those needs will make them more motivated to close quickly and potentially pay a higher price — all good things for home sellers.
“The most active buyers in November tend to be motivated by life circumstances, such as job relocations, changes in family structure or year-end tax considerations,” he said. “These buyers are often looking to move before the holidays or the end of the fiscal year and tend to be focused and ready to make decisions quickly. Moreover, some investors may be active in the market, aiming to close purchases for tax advantages before year-end, creating opportunities for sellers to negotiate favorable terms.”

Overall, selling a home in November in a warmer climate has more advantages.
“In warmer climates, the appeal of a November listing is generally stronger, as milder weather makes it easier to schedule viewings and keeps outdoor areas more attractive, allowing sellers to showcase year-round appeal without seasonal constraints,” Zomorodi said.
Listing a home in November in a colder climate can pose some challenges, according to Zomorodi, as harsh weather may make it harder for buyers to tour homes and for sellers to showcase outdoor features. However, he said that colder climates also mean fewer listings, which could create a sense of urgency among buyers with limited options.

Zomorodi said that homes with cozy, family-oriented features tend to attract more interest in November — especially as the holiday season nears.
“Properties with fireplaces, open-concept kitchens and dining areas that cater to gatherings are particularly appealing, as buyers often picture themselves hosting holiday celebrations,” he explained. “Additionally, move-in-ready homes are more attractive during this season, as buyers are usually eager to settle in without major renovations. Homes with efficient heating or energy-saving features also have a higher appeal in colder climates, as buyers seek comfort and cost savings for the winter months.”

According to Zomorodi, if you’re listing in November, focus on creating a warm, inviting atmosphere with seasonal decor that adds charm without being overwhelming.
“Aim for subtle, neutral holiday touches like tasteful wreaths or cozy throws,” he suggested. “Make sure your home’s exterior is clean and free of seasonal debris like fallen leaves. Inside, highlight features like fireplaces or upgraded heating systems that make the home comfortable for the colder season. Also, ensure high-quality photos are part of your listing, as shorter days can limit natural light for in-person showings.”
