The Southern United States was a hot spot for real estate just a few years ago, but momentum has recently shifted to the East Coast. Realtor.com recently analyzed its data and released a report that showcased the 10 hottest ZIP codes of 2025, and seven of them were on the East Coast. 

These properties get snapped up quickly. The median days on the market for the 10th hottest ZIP code is only 25 days. Meanwhile, real estate in the top zip code in Beverly, Massachusetts, is typically on the market for just 16 days.

A few factors are influencing the resurgence of East Coast properties. They give investors and aspiring homeowners an idea of where the housing market is heading and which areas may experience the most upside.

The Top 10 Hottest ZIP Codes

Realtor.com came up with this top 10 list. You will see the seven East Coast cities and some Midwest ZIP codes that round out the top 10:

  2. Marlton, New Jersey
  3. Leominster, Massachusetts
  4. Ballwin, Missouri
  5. Wayne, New Jersey
  6. Strongsville, Ohio
  7. Trumbull, Connecticut
  8. Cumberland, Rhode Island
  9. South Windsor, Connecticut
  10. Bexley, Ohio

These aren’t random points on the map, and they aren’t even random parts of the East Coast. Each of these hot ZIP codes has a few key details in common.

Proximity to Metro Areas Is a Big Draw

Although housing in most of these areas is expensive, it’s still a discount for people who live in big cities. Bostonians are buying homes in nearby Beverly, Massachusetts, to get into the suburbs while being close enough to the city for daily commutes. The second hottest ZIP code — Marlton, New Jersey — happens to be near Philadelphia.

Real estate has gotten more expensive, and the city residents with the deepest pockets seem to be leading the charge. Buying a house makes more sense for people in the city who are starting families and want to raise their children with more space than a small apartment.

However, it’s not just that metro areas tend to have people with deeper wallets. They are also heavily populated, so if a trend of city residents going to the suburbs gains momentum, there will suddenly be strong demand for housing in nearby suburbs. Rural areas with no surrounding cities did not make the list.

These Properties Are Cheaper Than Homes in the City

The 10 hottest ZIP codes feature expensive properties. The Realtor.com report mentioned that seven of the top 10 ZIPs had median listing prices above $441,000 — the national average — in June. However, six of those ZIP codes featured properties that were more affordable than their city counterparts.

People who live in the city may view suburban properties as bargains, even though most of the country would disagree. However, people who work in the city or want city life still need housing, and expensive suburban homes look like great deals compared to the nearby city’s housing costs. Interestingly, the three Midwest ZIP codes that made the top 10 were the only ones that were more expensive than the nearby metro cities.

The East Coast ZIP codes that made the top 10 each offered an optimal blend of suburban living and urban amenities. It seems to be the winning formula for many ZIP codes that ascended to Realtor.com’s top 10 ranking.

Borrowers Are Putting More Money Down

High interest rates have been a hurdle for many aspiring homeowners, but the buyers in these hot ZIP codes are putting more money down to minimize their monthly payments. That’s the conclusion Realtor.com made when identifying the financial profile of prepared buyers as a key contributor to the East Coast’s high demand.

Higher down payments and above-average earnings also make it easier for potential buyers in these ZIP codes to obtain financing. Potential buyers in these areas are more likely to have a sufficient debt-to-income ratio and other credentials to buy a suburban home.
