Homeowners’ associations often provide valuable perks, from landscaping and security to access to pools, clubhouses and private amenities. But those conveniences come at a cost, and HOA fees are climbing in many parts of the U.S., adding another layer to already stretched housing budgets.
A new Realtor.com analysis found that 44% of home listings now come with HOA fees, up from 34% in 2019. While the national median fee is $135, many homeowners pay far more — especially in several Florida metros, which dominate the list of areas with the highest HOA fees.
Here are the U.S. cities where HOA fees are the highest today, according to the report.
1. Miami-Fort Lauderdale-West Palm Beach, Florida
- Median listing price for homes with HOAs: $425,000
- Median HOA fee: $617
- HOA fee as percentage of mortgage payment: 26.9%
2. Panama City-Panama City Beach, Florida
- Median listing price for homes with HOAs: $435,000
- Median HOA fee: $532
- HOA fee as percentage of mortgage payment: 22.7%
3. Naples-Marco Island, Florida
- Median listing price for homes with HOAs: $648,000
- Median HOA fee: $711
- HOA fee as percentage of mortgage payment: 20.3%
4. Cape Coral-Fort Myers, Florida
- Median listing price for homes with HOAs: $450,000
- Median HOA fee: $475
- HOA fee as percentage of mortgage payment: 19.6%
5. Port St. Lucie, Florida
- Median listing price for homes with HOAs: $439,900
- Median HOA fee: $449
- HOA fee as percentage of mortgage payment: 18.9%
6. Hilo-Kailua, Hawaii
- Median listing price for homes with HOAs: $748,000
- Median HOA fee: $679
- HOA fee as percentage of mortgage payment: 16.8%
7. North Port-Bradenton-Sarasota, Florida
- Median listing price for homes with HOAs: $479,900
- Median HOA fee: $379
- HOA fee as percentage of mortgage payment: 14.6%
8. Myrtle Beach-Conway-North Myrtle Beach, South Carolina
- Median listing price for homes with HOAs: $323,990
- Median HOA fee: $255
- HOA fee as percentage of mortgage payment: 14.6%
9. Sebastian-Vero Beach-West Vero Corridor, Florida
- Median listing price for homes with HOAs: $470,000
- Median HOA fee: $329
- HOA fee as percentage of mortgage payment: 13%
10. Minneapolis-St. Paul-Bloomington, Minnesota-Wisconsin
- Median listing price for homes with HOAs: $399,900
- Median HOA fee: $278
- HOA fee as percentage of mortgage payment: 12.9%
