Arizona is not a particularly affordable place to live, and among the highest costs of living here is housing. The cost of housing in the Grand Canyon State is 18% higher than the national average, per RentCafe. A big part of what makes Arizona so expensive is its desirability. Folks looking for warm weather, vast natural scenery and cultural diversity can find a happy home in Arizona.  

Unfortunately for buyers, home prices just keep climbing in Arizona. According to Zillow, the average home price in Arizona is $427,947, up 0.4% year over year. Which areas are getting even pricier? In a new study, GOBankingRates analyzed cities in Arizona to find where the home prices are expected to surge in 2025. The cities were ranked to show the highest dollar change of home value increases expected.  

15. Williams

Methodology: For this study, GOBankingRates analyzed cities in Arizona to find where the home prices are expected to surge in 2025. First, GOBankingRates found the current home prices using Zillow Home Value Index from November 2024. For each location a number of factors were found including; total population, population ages 65 and over, total households, and household median income all sourced from the U.S. Census American Community Survey. Using this data the percentage of the population ages 65 and over can be calculated. Selecting only cities with data available, GOBankingRates then used the Zillow Home Value Forecast from November 2024 to find the expected percentage change in home values for Arizona cities in November 2025. Using this data as well as the current home values, the expected home values and home value change in dollars can be calculated. The cities were sorted to show the highest dollar change of home value increases expected. All data was collected on and is up to date as of Jan. 6, 2025.
