Should you consider presidential politics when deciding where to buy a home?

Affordable housing has become a chief issue in this year’s presidential rematch between Joe Biden and Donald Trump. Rising home prices are outpacing the ability of most Americans’ ability to afford a house, swelling 47% since 2020.

“If Biden is re-elected, cities focused on innovation, green energy, and infrastructure, such as those in California and Massachusetts, will see significant growth,” said Neha Gharpande, a real estate agent with Elite Properties in New York, who has closely analyzed the potential impacts of this year’s presidential election on the housing markets. 

“By aligning your real estate investments with these projections, you can make informed and strategic decisions about where to buy a home while maximizing your potential returns and quality of life,” she explained.

Here are eight cities where Gharpande said she would buy a house if Biden were re-elected

San Francisco, Los Angeles and San Diego

All three California cities are among the priciest zip codes in the country. However, Gharpande said Biden’s emphasis on green energy, technology innovation, and infrastructure investment will heavily favor these three California cities. 

Gharpande also said the potential for increased federal funding and job opportunities in tech and renewable energy during a second Biden term would drive housing demand. 

San Francisco will thrive with tech giants,” she said. “Los Angeles will lead in entertainment and green initiatives, and San Diego will expand its biotech and military sectors. This makes California a top choice for home buyers looking for growth in these industries. 

New York City

The “Big Apple” is another expensive zip code. As of May 2024, the median listing home price was $838,000, a 1.1% increase over last year.

“Real estate markets will see a resurgence as neighborhoods undergo revitalization, attracting new residents and businesses,” Gharpande said. “This positions New York City as a key market for investment.” 

In addition, Gharpande predicted that Biden’s plans for urban development and infrastructure revitalization would immensely benefit the city. Enhanced public transportation, affordable housing projects, and urban renewal initiatives will also make New York a more attractive place to live and work. 

Denver and Boulder

Democratic Presidential candidates have won Colorado in the last four elections, with Biden winning by 13.5% in 2020. Gharpande said Biden’s policies on clean energy and environmental sustainability make Colorado a prime beneficiary. 

In addition, the state could see growth in green jobs and industries, leading to increased housing demand in Denver and Boulder, Gharpande said. 

Denver will attract tech and green energy companies, while Boulder will remain a hub for research and innovation,” she explained. “These factors will drive property values up, making Colorado a great investment opportunity.” 

Seattle

Biden’s support for tech innovation aligns with Seattle’s economic landscape. In addition, continued growth in the technology sector, bolstered by federal support for innovation, could drive the city’s housing market up, Gharpande said. 

“Seattle will continue to attract tech talent and companies,” she said. “This makes Seattle an excellent choice for real estate investment.”

Boston

A Biden second term could see a continued emphasis on education and health care, which would significantly benefit Boston. In addition, the city’s universities and medical institutions could receive ongoing federal support. 

Gharpande explained, “Boston’s real estate market could see growth as students, researchers, and medical professionals seek housing in and around the city.”
