Home renovation costs vary based on what you’re renovating, the types of materials you’re using, and labor costs, but they also vary based on where you live. A recent study from Roofing Craftsmen reveals the states with the highest and lowest renovation costs.
Certain renovations cost more in certain states than in others, so this data can help you make decisions on what to renovate and when. Another factor that can affect renovation costs is the impending impact of tariffs. While Mike Petrakis, founder and CEO of PowerPay, said that the impact of tariffs have thus far been consistent across the country since “most suppliers are still working through existing inventory purchased before recent tariff changes, we may see more noticeable cost increases once that inventory turns over, which could happen in the next month or so.”
Here are the five states with the highest renovations costs.
Connecticut — $258,200
Connecticut tops the list in the Roofing Craftsmen study with the average full home remodel costing over $258,000. Kitchen renovations and pool installations are especially costly in this state at $39,863 and $46,830, respectively. The good news is that the renovation costs for bedrooms and living rooms aren’t as high as they are in other states.
Maryland — $255,901
Coming in second for full remodel costs, Maryland ranks in the top three states for highest renovation costs in each of the following categories: Bedroom, living room, deck and porch, patio and landscape, and windows and doors. Pool upgrades cost a whopping $58,680 and patio and landscaping projects fall just under $15,000.
Massachusetts — $253,846
If you’re tackling a renovation project in Massachusetts, you’re looking at a pretty hefty bill, especially if you’re renovating a garage or carport. These projects cost over $28,000, which is more than double what they cost in California.
New Jersey — $250,037
In New Jersey, the cost of kitchen projects is the highest of all states, coming in around $44,000. Siding and pool installation projects are also more costly in New Jersey than in other states, but the good news is that bedroom renovations are on the lower end of the cost range compared to other states.
Minnesota — $246,781
Minnesota takes fifth place for the cost of a full home remodel in large part because the cost of pool renovations is the highest in the nation at $66,647. While bedroom and living room renovation costs are moderate, roofing and siding costs are on the higher side.
The Bottom Line
Regardless of what state you live in, if a renovation project is in your future, Petrakis said that now’s the time to start planning.
“Get quotes, lock in pricing, and schedule the project before any potential price increases hit in July,” recommended Petrakis. “Acting now protects homeowners against uncertainty and helps avoid delays due to supply chain bottlenecks.”
